What is the purpose of a home inspection?

Washington State gives this definition: “The purpose of a home inspection is to assess the condition of the residence at the time of the inspection using visual observations, simple tools and normal homeowner operational controls; and to report deficiencies of specific systems and components.”

InterNachi defines it like this: “A general home inspection is a non-invasive, visual examination of the accessible areas of a residential property… which is designed to identify defects within specific systems and components defined by these Standards that are both observed and deemed material by the inspector…” Deemed material they define as, “A material defect is a specific issue with a system or component of a residential property that may have a significant, adverse impact on the value of the property, or that poses an unreasonable risk to people...”

In short, home inspections help clients by reporting important information about a property that could affect its perceived value.
